Terms & Conditions 
--- Zam Zam Lands Development Ltd. will make allotment of all apartments, 
    car parking spaces along with the common amenities subject to 
    following general terms & conditions. 
Allotment – Application for allotment should be made on prescribed 
application form duly signed by the applicant along with initial deposit.
•  The applicant will require to start make payments as per payment schedule.
•  The company may make minor changes in the design and specification of the 
   project, on request, should those become necessary. However changes 
   cannot be made on any ready to sale flats.
•  Allotment shell be made on first come first serve basis. However, 
   preference may be given to the clients willing to make one time payment/ 
   payment in lump sum. 
Payments  – All payments are to be made in the form of A/C payee cheque/demand
draft /pay order etc. in the mane of Zam Zam Lands Development Ltd.
•  Any delay of payment up to two installments will make the client liable to 
   pay 3% interest per month on the amount of payment delayed.
•  If the payment is delayed beyond three installments, the company shall 
   have the right to cancel the allotment. In such event or in case of 
   cancellation of booking of an apartment at the request of a client, the 
   amount so deposited will be refunded after selling the apartment to a 
   new buyer and on deduction of incidental charges of Tk.50,000.00 
   (Taka fifty thousand only). 
Deed of Agreement  -- An Agreement will be made between the company and the 
allottees for safeguarding the interest of the allotters as well as the 
company after payment of minimum 30% of the apartment price. 
Registration costThe buyer shall bear all costs relating to the cost 
of stamps, registration fees, transfer fees, related legal fees and 
miscellaneous (if any) etc. the company will make necessary arrangements 
for all such formalities. 
Incidental costs  – Connection fees, security deposits, material cost and 
other incidental charges and costs relating to gas, water sewerage, power 
connections etc, are not included in the price of the apartment.
•  The buyer shall make those payments directly to the authorities 
   concerned. 
Handover of possession  -- The possession of Apartment and parking space 
will be handed over on receipts of all payments and on completion of all 
works as per schedule of the company. 
Owner's co-operative society  – The buyer must become a member of the 
owner's cooperative society which must be formed by the owners of apartment 
and duly registered for the management of the common services such as lift, 
pumps, electric generator and annual maintenance of the building etc. 
Time of completion  – All works of major R.C.C casting, brick works, plaster 
and placing of grill in windows have been completed
•  Other works are going on and it will take some 6 months to complete all 
   the works. the time so fixed may be extended if it becomes necessary on 
   account of act of God, natural calamities, strikes, civil contractor or 
   any other reason beyond the control of the company. 
Refund of moneyFor any reason beyond the control of the company, acts 
of God of otherwise, the company if compelled to abandon the project, the 
buyers shall be refunded with all deposited money in suitable installments.
-- In such case, the purchaser will not be entitled to any claim of damage, 
   bank interest etc.
